Developed by Great Portland Estates, SIX at St Andrew Street involved the comprehensive refurbishment of a commercial office building to deliver high‑quality, fully fitted and fully managed workspace. The project achieved BREEAM “Excellent” and NABERS Design for Performance ratings.
Key works included the construction of a new set‑back eighth floor providing additional office accommodation, together with a ninth floor incorporating a dual‑aspect communal terrace. A full building refurbishment was carried out across all floors, including lift replacements, new mechanical and electrical services throughout, and high‑specification Category B fit‑outs to each level, delivering a premium workplace environment. At roof level, a consolidated and discreetly screened plant area was formed, while the external façade was upgraded, including recladding of the spandrels. The entrance and reception were refurbished, and new end‑of‑trip facilities were delivered within the basement.
Sustainability was central to the works, with reuse of the existing structure, reclaimed materials and a 100% electric strategy significantly reducing embodied carbon.
