The extensive redevelopment and rooftop extension transformed 3 New Square (Building 3, Bloom) at Bedfont Lakes Commercial Park, Heathrow. A new third‑floor extension adds approximately 6,000 sq ft of high‑quality office accommodation, while innovative optimisation strategies delivered a significant uplift in NIA across the existing floors. Targeting sustainability at every stage, the project achieved BREEAM “Excellent” through a complete strip‑out and new Cat A fit‑out with upgraded MEPH systems. ESG-focused features include the reuse of existing steel and raised access flooring, discreetly integrated photovoltaic panels, triple‑glazed façade elements, and extensive cycle storage with high-quality end‑of‑trip facilities. Our team delivered the project with exceptional care and quality, earning a perfect 45/45 score from the Considerate Constructors Scheme.
