1 James Street serves as the UK headquarters for our client, Redevco, combining office space above a flagship Oxford Street retail store with an entrance on the corner of James Street and Barrett Street, overlooking St Christopher’s Place.

Our WELL Platinum-rated refurbishment is helping reposition this 64,000 sq ft mixed-use building for Redevco. Works span from the basement to the third floor, while the sub-basement and fourth to sixth floors remain fully occupied. The project includes extensive shell and core works of the existing retail space, the creation of new office amenity space by reducing the retail area on Level 01, and a Cat A office fit-out of Levels 02 and 03.

The building’s reception has been extended with improved acoustics, while a new roof lobby breakout area and generous roof terrace have been created, featuring both hard and soft landscaping. All MEPH services have been upgraded throughout, except for sprinklers and lightning protection, which have been retained and extended. Additional works include the replacement or refurbishment of lifts, existing tenant plant changeover on the roof, and façade adaptations, including removing the lower section of pre-cast cladding panels and installing larger windows to enhance natural light throughout the building.
