The transformation at Dolphin Park involved a complete overhaul, including the removal of existing cladding and an asbestos roof, followed by innovative adaptations to the steel portal frame. The building was fully reclad with a high-performance A1-rated built-up cladding and roofing system, delivering a sleek, modern finish.

The warehouse has been extensively upgraded to meet high environmental and operational standards, including a new roof incorporating 15% rooflights, solar PV installation, and a mansafe system, contributing to an EPC B rating.

Targeting BREEAM Very Good, with aspirations for Excellent, the scheme includes upgraded cladding and insulation, new mezzanine-level office and welfare facilities, and a refurbished warehouse floor with diamond grinding and resin coating.

External works comprise enhancements to the entrance and car park, Section 278 compliant access improvements to Dolphin Road, and a fully upgraded service yard with new delivery areas, resurfacing, kerbing, fencing, and stormwater drainage, delivering a high-quality, sustainable industrial facility.
